Post-war fibro cottages and 1960s-1980s brick flats through the older residential pockets mostly still run original or first-replacement units.

The sand and shale under most of the suburb drains reasonably well on its own.

The dense retail and brewery strip along Pittwater Road adds a third texture to that list.

Trade waste from food venues and breweries builds up grease and fat in drains at a rate residential streets don't see, which is part of why commercial callouts around 4 Pines and Bucketty's aren't rare.

TAFE NSW's Northern Beaches campus and St Augustine's College add another layer of daytime demand nearby, on top of the retail strip's own load on the network.

Our regular run naturally takes in this suburb, given how close it sits to home turf.

We already know the difference between a Pittwater Road walk-up and a newer warehouse conversion before we knock on the door.

That's less time spent working out the building and more time on the actual fix.

Northern Beaches Council's area is one patch to us, commercial strip and residential streets alike.

Being the region's main bus interchange, this suburb sees more daytime traffic through it than most, and that's before match-day crowds are even added in.
